What Happens When A Home Appraises For More Than Expected?

The issue of this thread is a common one and I am glad Dustin brought it up. Read my more general comment further on if you care to. I decided then that the most important Power in my life was not a banker, real estate agent, or any other professional. I have made a few people angry over the years (and even ended up on more than a few ‘black lists’) as a consequence of that decision.

It’s possible that it can take months to get an appraiser out to evaluate a property. The home appraisal process is completed by a licensed individual called an appraiser. The appraiser can tell you, the buyer, and your lender how much a home is worth.

When Can a Seller Back Out of a Sale?

You have to consider where the market is going and consider renegotiating the appraisal and offer. It’s far too easy to get sucked into bidding wars in this competitive real estate market and you can get saddled with a long-term mistake if you get it wrong. Typically, your lender will hire a qualified appraiser that thoroughly assesses your house, taking into account its location, improvements, and any other factors that might affect the final price of your home. The appraiser will then examine nearby comparables to determine how the home compares to others in the area. Appraising the house you want to buy is one of the most crucial steps when you’re planning to purchase a new home. A home purchase appraisal is required in nearly every mortgage application.

An appraisal rebuttal is a procedure whereby the buyer’s lender asks the appraiser to reevaluate the home’s appraised valuation. Your lender will probably lower the amount you can borrow if the appraisal comes in below the buying price. If the opinion of value rendered is below the contract price, the buyer can come up with the difference to make the mortgage work. This is an example of the buyer setting precedence in the market.

Buyers must be aware of the laws governing real estate transactions, including “specific performance” provisions which protect buyers by forcing sellers to honor their duties under a signed real estate contract. Just because your offer on a home was accepted, that doesn’t mean the sale is a done deal. During the closing process, there are important details, rights, and obligations of the contract that you and the seller must go through.

Whether you should price your home above its appraisal depends on the accuracy of the appraisal, local market demand, neighborhood appeal and the likelihood you’ll get a cash buyer. Many buyers prefer to write in an appraisal contingency to the purchase contract, allowing them to walk away without losing money if the home appraisal comes in low. When you put your home on the market, things don’t always play out how you expect. You might struggle to find the right buyer, you may discover your home needs more maintenance than you thought, you could discover your home’s not quite worth what you hoped. If the latter’s the case, you’ll want to know if you can sell for more than the appraised value.

This is unless the accepted offer is very much a below market value offer. For a lender, the main purpose of the appraisal is to prevent them from lending more money than the home is worth. By extension, it also protects you as the buyer for the same reason. It makes you better informed so you’re not overpaying for a home. Suppose none of those above tips help get the appraisal back on track. In that case, the buyer can choose to walk away or make up the difference between the appraisal amount and the home's sales price in cash.

Or do you need to feed your ego with a an appraisal that is 50k higher than the purchase price? A purchase appraisal is a tool for the lender and in most cases the homeowner should not even see it. A refinance appraisal and/or general purpose appraisal are different from purchase appraisals because there are different dynamics that are taken into account. Days on market, reason for sale, and yes PURCHASE PRICE. I haven’t read all of the comments above but did read the original post and some of the comments after it. We are attempting to buy a home where we plan to live for the next 20 years.

Lenders will only allow a loan amount based on how much the home is worth on the appraisal report. Keep an open mind when it comes to meeting in the middle. For example, you may not have to cover the entire difference between the sale price and the appraisal.
